Deficiency Inspections
When the project is completed or nearing completion the project manager will prepare a final claim and a Certificate of Completion certifying that the project has been constructed in accordance with the approved plans. The architect will also arrange a walk through of the site with members of the building committee. This provides an opportunity to inspect the work for any deficiencies that may need to be rectified, gather appropriate warranties and seek training for equipment such as security systems, kitchen appliances, etc. The architect/project manager will handle any disputes on the costs or the quality of the final product.
An occupancy permit is required before the program can open. Usually, the project manager/ELCC building committee should apply for an occupancy permit 2-4 weeks before construction has finished. Now you are ready to assume occupancy.
If you are leasing, you will obviously have to review, approve and sign the lease before you can move in. Make sure the lease is reviewed and checked by your lawyer.
